A Larger Piece of Haleiwa

Less than a block from Haleiwa Alii Beach Park, this parcel occupies a kind of space that is gradually becoming harder to find on the North Shore: open land with room to breathe, shaded by long-established canopy and tucked quietly into the fabric of old Haleiwa.

The lot spans approximately 16,134 square feet, mostly flat, with an unusually spacious, park-like feel, unlike to many newer North Shore properties. Mature greenery is woven throughout the site and softens the surrounding neighborhood, creating a sense of separation that feels increasingly uncommon this close to town, the harbor, and the coastline.

From here, surf checks, beach walks, harbor mornings, coffee runs, and dinners in Haleiwa are all part of daily life, without needing to live directly on the water itself. The setting balances proximity and privacy in a way that feels distinctly North Shore: connected, but not overexposed.

The property is zoned R-5 and located within Flood Zone VE. Future plans will require a buyer’s own due diligence and conversations with architects, engineers, septic specialists, and the County regarding permitting, flood requirements, and development feasibility. Existing survey work has already been completed, indicating a level lot with no known encroachments or easements. Water and electrical utilities are available along the street frontage. Buyers exploring more intensive development scenarios should conduct their own due diligence regarding future potential, infrastructure requirements, and County approvals.

This is not a turnkey development site pretending to be free of constraints. Coastal North Shore building comes with process, patience, and planning. But for the right buyer, the value here may be exactly what has become so difficult to recreate: land with genuine openness and a location that still feels connected to the older scale and spacing that once defined much of the North Shore, rather than the tighter spacing increasingly shaping many coastal neighborhoods.

What is it?

The North Shore

The North Shore doesn’t really begin at a sign… unless it says “Keep the Country Country!” in hand-painted lettering. It begins somewhere around the rise near Dole, when the coastline reappears, the road commits, and you remember to pray… for no traffic.

For generations, this side of Oahu was defined less by surf than by agriculture. Waialua and Kahuku were plantation towns long before the winter swells made the area globally recognizable. Pineapple fields, shrimp ponds, taro, ironwood windbreaks, and stretches of undeveloped shoreline still shape the rhythm of the area today.

Winter changes the scale of everything. The coastline stays country, but the world arrives anyway. Rental Jeeps with surfboards strapped overhead idle through Haleiwa traffic. Contest scaffolding rises at Pipeline. Surf photographers line beach paths before sunrise checking conditions at Chun’s, Sunset, Rocky Point, and Waimea the way many dads check sport scores… content to review the same data over and over. On big swell days, entire conversations narrow to wave direction, wind, and whether the bay is closing out.

But between the mythology and surf films is everyday life: food trucks parked beneath monkeypod trees, hours-long drives to town, and chickens lazily crossing Kamehameha Highway with the confidence that drivers don’t mind waiting. And we don’t. People come here searching for old Hawaii, surf culture, country living, or simply breathing room. Sometimes they find all four at once.

SURF SCORE: 80/100 with breaks ranging from summer’s playful rollers to winter’s most dangerous and consequential ‘big wave’ competitors. Surfing is everywhere here, but not every break is for every rider. Know your limits.
