Above the Neighborhood
Some homes ask you to choose between quiet and convenience. This one simply starts thirty-one stories above the question.
The view doesn’t chase Honolulu’s skyline or frame a distant strip of ocean. Instead, it looks across Lower Makiki toward the green slopes of Punchbowl, the extinct volcanic crater that helped shape Honolulu long before the city grew around it. Beyond, neighborhoods climb the ridgelines toward Makiki Heights while clouds, passing showers, and afternoon light redraw the landscape throughout the day.
Inside, there are 644 square feet. Outside, another 231. Between them, floor-to-ceiling glass keeps the island close whether the doors are open or closed.
Mott-Smith Laniloa occupies a unique position at the upper edge of Lower Makiki, where central Honolulu begins giving way to greener residential hillsides. Downtown, Ala Moana, Waikīkī, the University of Hawaiʻi, major hospitals, shopping, and dining all remain just minutes away, yet the experience of coming home feels distinctly separate from the pace below.
Residents have secured entry, recently updated amenities, and one of central Honolulu’s more distinctive vantage points.
Technically, our cameras captured the view. The rest is between you and being here.

What is it?
Lower Makiki
Lower Makiki is one of central Honolulu’s densest and most thoroughly residential neighborhoods. Once an early streetcar suburb lined with gracious houses, much of the neighborhood was rebuilt during the city’s mid-century growth into the dense patchwork seen today: concrete walk-ups, condominium towers, older homes, schools, churches, and small pockets of green. It is urban without being touristy, centrally located without feeling like a commercial district, and filled primarily with people going about their ordinary lives.
Its superpower is location. Downtown, Kakaʻako, Ala Moana, Waikīkī, Punahou, and Mānoa are all close enough that errands and commutes can remain short by island standards. Many daily needs can be reached on foot or by bus, although the sidewalks do not always cooperate and parking can become something of a competitive sport.
Lower Makiki is neither polished nor planned to impress. Its buildings span decades, conditions can change from one block to the next, and mature trees soften streets otherwise dominated by concrete and parked cars. That unevenness is part of its character: an older, practical, distinctly local piece of Honolulu where people live near nearly everything without living in the middle of the spectacle.
